Market Evaluations
Every month Stone Property Management runs a market evaluation of all listed properties in a geographical area (such as all rentals in Nampa) Using these numbers we are able to track the trends of the market. We highly recommend signing up for our newsletter to see the data we pull every month
Given a specific property, we can pull similar comps from nearby listings and give an accurate profit margin for our clients. We are happy to do any market evaluation for any property free of charge.
The Leasing
Nothing is more stressful than picking the right qualified tenant for your property, a decision that could cost or earn you thousands. Stone Property Management takes our trained experts to evaluate every applicant, doing thorough background checks that cover more than criminal and finacial history.
Stone Property Management includes the leasing of a property in our package and it will never cost the owner extra. We take pride and confidence in our abilities to find good long-term tenants.
At this time we have all prospective tenants fill out an online application, and then show the property only to those who qualify. The decision of who to rent to is always up to the owners.
The Day to Day Management
Once a property is leased we are the people that get the 3 am phone call when something goes wrong. From collecting rent to delivering notices to doing inspections to handling maintenance reports we do it all.
Quarterly inspections are done on all tenants that have been in the property for less than a year, meaning we go inside the property, take a look around, take pictures, and send your a report of what we find. This is critical to discovering rotten tenants before damage is done. We are also able to grab any maintenance issues that might be 'tiny' but could be big problems in the future.
Maintenance reports are addressed as soon as submitted and we have a team of professionals we highly recommend, with the owner's permission we will handle all ends of the problem (up to $700) with no formal fees.
Tenants have a few options when it comes to means to pay rent, including a popular online pay (where they can set up autopay features) a P.O. Box they can mail to, or in-person delivery. No matter the method if the rent is not there on the 1st we start taking action.

Legal Fees
We take pride and confidence in our ability to find an ideal tenant for your property, but even under the best of situations something can go wrong. This is why we guarantee our tenants and cover the legal costs of evictions, going as far as to file a judgment against them in your name for any loss.
We take no hesitation in kicking out a tenant that is destructive to the environment of your property, and work hard to get your property back on the market and putting money in your pocket.
The Cost
We believe in keeping things simple, which is why we have one set fee, of 10% of the rental income. You will never be charged any management-related fee aside from this one. No leasing fees, renewal fees, or time-locked contracts.
You'll get your property evaluated, leased, and managed with a tenant guarantee for a small portion of the monthly rent, and if you aren't getting rent we aren't getting paid. Don't hesitate to ask us any questions, there are no market secrets.
